Ted moved and Bruce seconded, to approve the Minutes of the previous meeting. All were
in favor.

There is no activity to report.
Russ Puskarcik said that there was an issue with the Windflower Gate sensor. But we had an extra sensor left over from the old Might Mule gate that had been used on the Eagle Mountain gate. Russ installed it, and it’s working fine. There is rebar protecting the sensor until the ground hardens. The HOA owes Russ $50 for five sticks of half inch conduit. Bryan Gallagher will write a check to reimburse him.
Ted Schroeder reported that the Beaver Deceivers are working well. There is one that is still clogged and it would be good if we could get the last one to work. Russ said that he could get it working again, but it would require access to Gene’s water. Gene agreed to let Russ hook up the water to backflush the Beaver Deceiver to get it running again.
Jeremy Judd said that Don Chapman, as owner of the property where the inflow of the lake comes in, submitted an application to the state for a bridge. That has been about 18 months and there are no updates. Jeremy is designated as the state contact by Don.
Bruce Robinson mentioned that Chantelle Wisner and Jennifer Schroeder were on-point to understand the environmental impacts of the bridges.
Russ reiterated that there is a spot near Lot 18 that continues to be muddy. It may need more gravel. Bryan mentioned that there are potholes forming in a few areas around the lake that can be filled independently as well as some rutting. We will carry over about $3,800 in our account this year, which will help us with maintenance once July dues are also paid.
Russ is replacing the batteries in both gates, and he will be done with that by the end of today.
Peggy Judd has 16 yes votes on the new CCRs, the rest are either undecided or no.
Bryan Gallagher reported a few small expenses for gate maintenance. Bryan sent out an email letting people know that dues letters will be out later this month and are due by July 1.
Dues are $336 this year per lot.
There was a discussion about how to accept dues electronically. Russ and Bryan discussed looked further into this. Bryan is going to look into the viability of doing this this year.
