New Member Welcome

Dear New Lot Owner,

On behalf of Lakeview Estates HOA, welcome to our Lake and Forest Community! We all value our clean and quiet lake, and work hard to keep it pristine. Our forested lots are pretty special to us also, and so maintaining our natural trees and plants is one of our priorities. It’s private and serene here, something that we all value. We have covenants (actually “Covenants, Conditions and Restrictions, or CC&R) that our community enforces to protect these qualities that we value. Please give these CC&R a careful read; they do have a lot of important information. We hope that you similarly value our clean lake, and our forested lots, and will consider getting to know your neighbors and participating in our HOA.

Our lake has Conservancy status with Mason County. This means that the county rules and regulations are a bit more strict than what you might typically see. You can read the Shoreline Master Program to see how this affects us.

We have an active Board of Directors, Road Maintenance Committee and Architectural Committee. The Board has four meetings per year, one immediately following our annual member meeting (AGM, Annual General Meeting) held in September. Following each meeting, the minutes are posted on our website, usually within a month, and an email notification is sent to all our members to let them know that the minutes are available. The Board welcomes member input on all issues and most especially appreciates the attendance of any homeowner at our meetings.

All owners are required to pay HOA dues and Road Maintenance fees. At this time (2024), the combined fees are $320/yr. They are billed in April and due by July 1. The Treasurer will provide you an invoice. Homeowners’ dues and road maintenance fees are used to improve the quality of life at our lake.

On our website you will find our ruling documents, including CC&Rs, Bylaws, Fines Schedule, and Architectural Committee guidelines.  Please read through these documents, so that you understand how our community functions and how we enforce our covenants.  The minutes for meetings are also posted and available once you log in. You will also find Board Member and property owner contact information.  We have an Announcements page which shows the upcoming meetings and any timely information that the community needs to share.
